First-time homebuyer gets $40K boost to help with purchase, repairs

A Bronx woman is turning a fixer-upper into a family home with the help of thousands of dollars in assistance.

First-time homeowner Keyla Guerrero purchased the co-op just a few months ago. While the apartment needed extensive repairs, the condition helped bring the price within her family’s budget.

“The floors had cracks in them. The paint had cracks. It really needed an overall remodel,” Guerrero said.

Through a 15-year residence NYC affordable housing forgivable loan, Guerrero received nearly $40,000 to help cover both the purchase and renovation costs. The improvements have transformed the space for her family.

“I’ve been able to upgrade and have more rooms and more bathrooms,” she said. “Now my children have their own spaces, and that feels really nice. They’re super excited.”

Before buying the home, Guerrero worked with Bronx Neighborhood Housing Services, which offers resources, including first-time homebuyer assistance, home retention services and free tax preparation.

“They hold your hand. They assist you every step of the way,” Guerrero said.

Housing counselors say they guide clients through every stage of the process, from budgeting to credit readiness.

“We meet with them one-on-one, go through their savings and their credit, and make sure everything is lined up,” said Janeille Attzs, of Bronx Neighborhood Housing Services.

The organization also connects buyers with additional agencies that can help strengthen their financial standing.
