Housing lottery open now for 80 affordable units in Central Islip apartment building

The deadline to submit an application is Sept. 14 and the lottery drawing will take place two weeks later.

The cost of housing on Long Island continues to boom, but a majority-affordable housing complex in Suffolk County could address some of that.

The housing lottery is now open for 80 income-based units at One Carleton Green in Central Islip.

The 96-unit building is currently under construction but officials initially predicted the project would be ready to open by next spring.

Rents are based on three main factors: the number of people living in the unit, how much everyone makes collectively and a statistic known as Area Median Income.

The U.S. Department of Housing and Urban Development calculates AMI annually by determining the midpoint of a region's housing income distribution. The number is necessary to determine income-restricted affordable housing tiers.

In this case, 10 units are available to people at 30% of the AMI, 38 units are available at 60%, 22 units at 80% and 10 units at 100%.

On the lowest end, a single person making between $25,890 and $34,530 could rent a studio for $863 per month.

At the top, a household of two to four people making between $131,500 and $164,300 collectively could rent a 2-bedroom for $2,864 per month.

The project, located at 1 Carleton Ave., is near the Central Islip train station and will include non-profit and retail spaces as well as on-site amenities like a gym, lounge and three laundry rooms.

The town broke ground on the $65 million project last October to remake a former industrial lot into a viable housing option.

Applications are open now and are due by Sept. 14. The lottery drawing will take place on Sept. 28.
