Iconic Grossinger’s resort property could get new life with hotels, homes and more
New owners are showing off big ideas for the historic Sullivan County resort that helped inspire the movie “Dirty Dancing."

A new vision is taking shape for the former Grossinger’s resort property in Liberty — nearly four decades after the iconic Catskills destination closed its doors.
Liberty Town Supervisor Frank DeMayo says the new owners are working to finalize plans for the more than 1,000-acre property.
PPG Development, a Florida-based real estate developer, purchased the former Grossinger’s property for $14.75 million in June 2025. The company is now showing off ideas online that include hotels, homes, restaurants, golf, an equestrian center, a spa and other amenities.
“Just to think that that site would be revitalized. It’s just so exciting,” DeMayo said.
DeMayo says PPG purchased both the former Grossinger’s resort property and the neighboring former Musk property, which once included an airport.
For people who remember Grossinger’s, the possibility of seeing new life at the site is personal.
“It would be so wonderful, you know. It always had such good times there,” said 78-year-old Liberty resident Joanne Krupp, who remembers Grossinger’s before it closed.
The resort was one of the most famous destinations of the Catskills’ Borscht Belt and was so iconic that it helped inspire the movie “Dirty Dancing.”
Grossinger’s closed in 1986, and the property later fell into ruin. Much of the former complex was eventually demolished, and a fire on Aug. 16, 2022 destroyed some of what remained.
Other ideas to redevelop the property have come and gone over the years.
“We’ve heard a lot of promises on Grossinger’s project, but now this seems to be the most real group that has come before us,” DeMayo said.
The Town of Liberty Planning Board has been named lead agency as the process moves forward. The town has also hired an engineer to review the project, with the developer paying for that work through escrow.
DeMayo says a redevelopment of this size could bring new jobs and a significant boost to the town’s tax base.
