Changes could be coming to the former Sears property at the Shops at Nanuet.
Clarkstown Supervisor George Hoehmann said that they expect a proposal sometime later this year. He added that Simon Property executives have spoken with Clarkstown over the years, with the most recent discussion happening less than two weeks ago.
News 12 was told they would be looking to transform the former auto center, not the retail store, which is now home to a furniture store called "Depo House."
The proposal would change the unused, closed location into "transit-oriented development," which means a mix of commercial and residential use.
Hoehmann says that there have not been any formal applications filed yet and once that happens, any submission would have to go to the town board first for a zone change and then the planning board.
Similar zoning approvals have already happened behind the mall, near the train station.
"With the town having redone our comprehensive plan, one of the things that we anticipated is looking at residential in some of our former retail spaces, or a mix of residential and commercial, transit-oriented development, and I definitely think it's in line with what you're seeing in the suburbs of New York City," says Hoehmann.
That Sears location closed for good in 2019.
News 12 reached out to the Simon Property Group for comment but has not yet heard back.
